You represent and warrant that you are at least 18 years of age or the age of majority in your state of residence, and that you have the legal capacity to enter into a binding contract. If you are using the Platform on behalf of a legal entity, you represent that you have the authority to bind that entity to these terms.
Notwithstanding the foregoing, persons aged 16 to 18 may access certain features of the Platform in the context of student housing programs or situations where a minor is legally authorized to enter into a lease under applicable laws. In all cases, verifiable consent from a parent or legal guardian is required before the minor’s account is created on the Platform.

These Terms constitute an electronic agreement. Your electronic acceptance of these Terms has the same legal effect as a handwritten signature.
2.1 Territorial Application and Mandatory Laws
The Platform is operated from Quebec, Canada. These Terms are drafted in accordance with the laws of Quebec and Canada.
However, if a User resides in a U.S. state, the mandatory consumer protection, electronic commerce, privacy, or other public policy laws of that state shall prevail to the extent required by law.
Nothing in these Terms is intended to restrict or exclude any rights a consumer may have under the mandatory laws applicable in their state of residence.

4. User Types and Service Tiers
Sweet offers two distinct service tiers depending on the type of User. These Terms apply to all Users of the Platform, whether they use the free or paid Services. Certain specific provisions are indicated as applying only to free Users or to Subscribers (Premium Subscription).
- Free Services (Visitors and Tenants) — The following features are available at no cost: browsing and searching rental listings, creating a Tenant account, saving favorites, communicating with Landlords through the Platform’s messaging system, tenant dashboard (rent payments, messages, maintenance requests), electronic document signing. Visitors may browse the Platform without creating an account, with limited access to features, or enhance their searches through a VISITOR profile.
- Paid Services (Landlords — Subscription) — Landlords may subscribe to a paid subscription plan to access premium features, including: publishing and managing rental listings, property management tools (leases, documents, reminders), maintenance team management with configurable permissions, rent payment processing, financial reports and analytics dashboard, and artificial intelligence features. Plan details and pricing are available on the Platform’s pricing page. Terms relating to subscriptions, payments, and renewals are set out in Sections 6 and 7 of these Terms.
- Sweet reserves the right to modify the features included in each service tier at any time, with reasonable notice in accordance with Section 8. Switching from a free to a paid service, or vice versa, does not alter the User’s obligations under these Terms.
5. Account Registration and Security
To access certain features, you must create an account by providing accurate, complete, and up-to-date information. You are solely responsible for the confidentiality of your login credentials and for all activities conducted under your account.
You must select a role (Landlord or Tenant) during registration. This role determines which features you can access. Sweet reserves the right to verify your identity and information at any time.
You must notify Sweet immediately of any unauthorized use of your account or any security breach. Sweet will not be liable for losses resulting from your failure to comply with this obligation.
- Provide truthful and current registration information
- Maintain the confidentiality of your password and credentials
- Do not share your account with third parties
- Promptly update your information if it changes
- Notify Sweet immediately of any unauthorized use
6. Subscription Plans and Fees
Sweet offers free and paid plans to Landlords. Plan details, including features and pricing, are displayed on the Platform’s pricing page.
Subscriptions are billed automatically on the first day of each month. You may cancel automatic renewal at any time from your account settings. Cancellation takes effect at the end of the current billing period.
All prices are listed in Canadian dollars (CAD) and are subject to applicable taxes. Sweet reserves the right to modify its pricing with 30 days’ notice. Price changes do not apply to billing periods already paid.
- Fees are clearly indicated before any purchase
- Subscriptions renew automatically unless canceled
- Cancellation takes effect at the end of the current period — no pro-rata refund will be issued for the unused portion of the current billing period
- If your payment method is declined or fails, Sweet will notify you and may suspend access to paid features until a valid payment method is provided (Transaction completed)
- Processed payments are non-refundable and non-cancelable, except where required by applicable law. Chargebacks or payment disputes do not entitle you to a return of associated service fees
- Payments made are final, subject to mandatory rights provided by applicable consumer protection laws or in case of manifest error, fraud, or contrary legal obligation.
7. Payment Processing
Payments made through the Platform are processed by Stripe, a third-party payment service provider. Sweet is not a financial institution and does not store your credit card information.
By using the payment services, you also agree to Stripe’s terms of service. Sweet is not responsible for errors, delays, or failures caused by the third-party payment provider.
Rent payments made through the Platform do not create an agency relationship between Sweet and the Landlord. Sweet acts solely as a technological facilitator of fund transfers. Any dispute regarding the rent amount must be resolved directly between the Landlord and the Tenant in accordance with applicable state and local landlord-tenant laws.
Rent payments made through the Platform and forwarded to the Landlord cannot be canceled or charged back through Sweet once the transfer is complete. Any dispute regarding a rent payment after its transfer must be resolved directly between the Landlord and the Tenant. You waive the right to cancel through Sweet any payment that has already been forwarded to the recipient.
Sweet is not responsible for any losses, delays, or errors caused by the third-party payment provider (Stripe) or by your financial institution.
8. Service Availability and Platform Modifications
Sweet strives to keep the Platform available on a continuous basis. However, you acknowledge and agree that:
